It's one of the most common questions homeowners ask: is it worth fixing my boiler again, or should I replace it? As a rough guide, if your boiler is over 10–12 years old and facing a repair that costs more than a third of a new installation, replacement is usually the better long-term investment.
Beyond age alone, there are several clear signals that a boiler is on its way out — some obvious, some easy to miss until they become serious.
Most boilers have a realistic lifespan of 10–15 years. Beyond that, parts become harder to source, efficiency drops noticeably, and the risk of a major fault increases significantly.
If your heating costs have crept up without a change in usage, it's often a sign your boiler is losing efficiency — working harder to produce the same amount of heat. A modern condensing boiler can be significantly more efficient than an older model.
One repair is normal. Several in a single year is a pattern — and usually a sign the boiler as a whole is reaching the end of its working life, even if each individual fault seems minor.
Banging, whistling, or gurgling sounds (often called "kettling") usually point to limescale or sludge build-up restricting water flow. In an older boiler, this is often a symptom of broader wear rather than something worth fixing in isolation.
A healthy gas flame should burn blue. A yellow or orange flame can indicate incomplete combustion and a potential carbon monoxide risk — this should be treated as urgent, not just a sign to plan a replacement.
Water pooling around your boiler, however minor, usually means internal components — seals, valves, or the heat exchanger — are failing. On an older unit, this is often not cost-effective to repair.
Modern boilers display fault codes when something's wrong. If yours is flashing up errors regularly, even after repairs, it's a sign the system as a whole is struggling to keep up.
A failing boiler rarely fixes itself — and the longer it's left, the more it tends to cost, both in repairs and in wasted energy.
